Ras Al Khaimah property sales reach AED12.4 billion as off-plan demand drives growth, with prices and rents rising steadily.
RAS AL KHAIMAH: Ras Al Khaimah property sales reached AED12.4 billion across 6,600 residential transactions in 2025, highlighting sustained demand in the emirate’s growing real estate market. New data shows the off-plan segment dominated activity, accounting for 85 percent of all deals.
The Ras Al Khaimah property sales performance reflects rising investor confidence despite a slight decline in total transactions compared to the previous year. Fewer new project launches contributed to the dip, with off-plan sales down 17.2 percent and ready property deals falling 18.7 percent year on year according to Cavendish Maxwell’s Ras Al Khaimah 2025 residential property market performance report.
Prices continued to climb across the board. Apartment values rose 13.4 percent annually, while villa prices increased by nearly 10 percent. By the end of 2025, the average cost of an off-plan unit stood at AED1.98 million, compared to AED1.16 million for ready homes.
Rental rates also recorded steady growth, with apartment rents increasing 10.2 percent and villas rising 8.7 percent. The upward trend is supported by ongoing business activity, population growth, and expanding lifestyle developments across the emirate.
Supply remains a key focus, with 1,200 new homes delivered in 2025 and another 1,300 expected in 2026. Future projections indicate 1,900 units in 2027 and a significant jump to 5,200 homes in 2028, bringing the total pipeline to 8,400 residential units over the next three years.
Industry experts say Ras Al Khaimah property sales will continue to benefit from strong fundamentals, including competitive pricing and increasing tourism appeal. Major developments such as Wynn Al Marjan Island are expected to boost demand further by creating jobs and attracting new residents.
