An AED 340 million beachfront villa sale on Jumeirah Bay marks Dubai’s fourth largest villa transaction, reflecting a shift in ultra-prime market behaviour.

DUBAI: A record-setting AED 340 million villa sale on Jumeirah Bay Island has captured attention in Dubai’s real estate sector, becoming the fourth largest villa transaction ever recorded in the emirate. The landmark deal, brokered by Jana Zapletalová, underscores a new level of client trust, privacy and personalised property matching in the city’s maturing ultra-prime housing market.

While explaining the sale deal, Zapletalová informed that, “Unlike conventional approaches relying on visuals and price tags, I introduced the 24,692 sq.ft six-bedroom beachfront residence without any preview or price disclosure. I simply said, I have something to show you,” she explained. Her client, valuing discretion, beach access and contemporary architecture, responded immediately to the property’s serene setting, requesting a second viewing at sunset. “That’s when I knew this was it,” she recalled.

Designed by renowned architects SAOTA, the villa blends modern architecture with calming elements, such as water features, shallow pools, and seamless transitions between indoor and outdoor spaces. The home offers unobstructed sea views, a private gym overlooking the Burj Khalifa, sauna, ice bath, smart systems, and even a concealed basement parking garage accessed via a hydraulic lift. A custom wine cellar, luxurious staff quarters, and a sea-facing home office complete the self-contained beachfront retreat.

Set on a 26,274 sq.ft plot at the most private tip of Jumeirah Bay Island, the home reflects an architectural philosophy favouring flow and function over formality. According to Zapletalová, “At this level, it’s about understanding what the client won’t compromise on and recognising when a space truly fits someone’s life.”

This high-value sale comes as Dubai’s ultra-prime residential market undergoes a structural transformation. In 2025 alone, AED 100 million+ transactions doubled to 86 sales, with the combined value rising from AED 5.97 billion in 2024 to AED 13.81 billion. Experts attribute this growth to wealth migration, where ultra-high-net-worth individuals are choosing Dubai for long-term residency, stability, and tailored luxury.

Simon Baker, Managing Director at haus & haus, explained: “Buyers are making long-term commitments. It’s no longer about trophy homes—it’s about lifestyle fit, discretion and trust.” With such deepened intent from global investors, Dubai’s real estate narrative continues to evolve well beyond access and address.
