Dubai wellness penthouse sold for AED125m, marking 2025’s top sale and boosting wellness real estate demand.
Dubai: Arada has announced the record-breaking sale of The Observatory, a signature two-storey residence at Akala, Dubai’s newly launched wellness-branded destination near DIFC. Valued at AED125 million, the Dubai wellness penthouse is now among the top 10 most valuable apartments sold in the city this year—and the largest sold in 2025.
Perched atop one of Akala’s 220-metre twin towers, The Observatory spans over 23,000 sq ft, making it the biggest apartment ever sold in the DIFC and the largest in Dubai so far this year. The ultra-luxury unit features six bedrooms, private and public wings, a Grand Room with sweeping views, an art gallery, and a rooftop terrace complete with private pool and jacuzzi.
Buyers are also drawn by its extraordinary views of Burj Khalifa, Downtown Dubai, and Zabeel. Positioned between Index Tower and Central Park Towers, Akala combines a luxury lifestyle with wellness-driven design and service innovation.
Ahmed Alkhoshaibi, Group CEO of Arada, stated, “We have positioned Akala as the world’s most advanced wellness residences, and this sale underscores the strength of demand for a new category of real estate, which is intentional, intelligent and focused on long-term wellbeing.”
Akala is built around a wellness ecosystem that includes advanced diagnostics, performance therapies, and a hospitality model focused on measurable health outcomes. The AED5 billion project will also include a five-star wellness hotel and 534 branded residences. All homes come with in-built wellness technologies such as purified air and water systems, organic sleep environments, circadian lighting, and intelligent climate control.
Amenities extend across 13,000 sq m and include a clinical wellness centre, gym, spa, performance studios, and the flagship Akala Spa. The development also introduces a ‘weightless’ AI-powered hospitality model offering in-home treatments, personalised wellness services, and curated nutrition plans.
The Dubai wellness penthouse sale highlights growing investor appetite for high-end real estate that combines design excellence with long-term wellbeing. Akala is LEED Gold and WELL Silver precertified and will begin construction in 2026, with completion expected by 2029.
