The Wadi Yas Island will bring 3,950 homes, landscaped spaces, a marina, leisure facilities and a planned hotel to Abu Dhabi.
ABU DHABI: The Wadi Yas Island has been launched as a major AED 6 billion mixed-use development, adding 3,950 new homes and a nature-focused waterfront community to one of Abu Dhabi’s best-known destinations.
Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group, is behind the project, with Reportage Group overseeing development, delivery and long-term management.
The development occupies approximately 140,700 square metres along Yas Canal and will include studios and one-, two- and three-bedroom apartments. Commercial, recreational and sports facilities are planned alongside the homes, while a hotel will also form part of the wider master plan.
One of the project’s defining elements is its focus on outdoor living. A central landscaped valley will run through the community, complemented by pedestrian and cycling paths, parks, water features, a waterfront and yacht marina.
The Wadi Yas Island takes inspiration from the UAE’s natural landscapes and the movement of water through valleys. Native planting, including ghaf and palm trees, will feature across the development, while landscaped balconies and open pathways are among the climate-responsive design elements planned for the community.
Sports and leisure amenities will include tennis facilities, gyms, spas and dedicated children’s areas, with restaurants and retail spaces also planned. Selected homes will feature private balconies or terraces, while residences will include fitted kitchens, double-glazed windows, central air conditioning and parking facilities.
The development’s Yas Canal location also puts residents close to major Abu Dhabi transport and leisure destinations. According to the developer, the site is approximately five minutes by car from Zayed International Airport, nine minutes from Ferrari World Yas Island and around 23 minutes from central Abu Dhabi.
Cosmo Developments Managing Director Andrea Nucera said the project introduces a nature-led design philosophy intended to respond to its location and changing expectations among residents.
The Wadi Yas Island arrives as development continues across Abu Dhabi’s residential and leisure sectors, combining homes, hospitality, retail and recreation within one large waterfront master plan.
With thousands of residences and substantial public and leisure spaces planned, the development is positioned to create another integrated residential destination on Yas Island rather than functioning solely as an apartment project.
Impact to expect
The AED 6 billion development will expand the residential offering around Yas Island and Yas Canal while adding thousands of homes to Abu Dhabi’s property market. Its combination of waterfront living, green spaces, hospitality and leisure facilities could also broaden Yas Island’s appeal beyond tourism and entertainment towards long-term residential living.
